The VP of Operations is responsible for effectively setting strategy, goals and objectives for the portfolio’s properties driving client retention, operational excellence, overall compliance, and operational oversight for escalations throughout the national portfolio of properties. This position is a key leader of our overall property operations and leads Regional Vice Presidents across the portfolio.

ESSENTIAL JOB FUNCTIONS:.

• Identifies, recommends, and implements new processes, technologies, and systems to improve and streamline organizational processes and use of resources and materials.

• Assures development of project plans and cost-effective systems in line with the organization's business plan and vision.

• Establishes and administers budgets for multiple projects, monitors and controls costs, and reviews and approves cost-control reports, cost estimates, and staffing requirements for projects.

• Keeps up-to-date on emerging technologies and trends in operations management.

• Plans, directs, coordinates, and oversees operations activities and daily workflow in an organization, including oversight of staffing changes to meet future growth needs.

• Establishes and communicates the strategic direction of company operations and implements operations-related policies, practices, standards, and security measures to assure effective and consistent support and execution.

• Provides expertise and guidance on operations projects and systems, and collaborates with senior leadership to determine business goals or initiatives and to develop, carry out, and meet company needs, goals, and objectives.

• Expert knowledge of our competitive set and understand market trends.

• Responsible for assisting in managing portfolios to ensure operational efficiency and compliance with company standards.

• Expected to develop a comprehensive understanding of the company’s diverse business to support cross- functional operations effectively.

• Provides on-property support and property visits as needed.

• Participate in and help guide strategic direction in achieving company KPI’s and overall portfolio goals.

• Lead, mentor, and develop RVP team; build a strong performance-driven culture rooted in accountability, empowerment, and collaboration.

• Establish operational best practices, SOPs, and scalable systems across all properties to improve consistency, productivity, and quality of service.

• Lead initiatives that enhance resident and client experience. Leverage feedback, technology, and best practices to create positive reviews.

• Collaborate with members of Senior Leadership and Property Teams to align operational goals with broader company objectives and initiatives.

• Manage operational budgets, forecast performance, and drive cost efficiency and revenue optimization at both the property and portfolio levels.

• Participates in the development of short and long-term financial and operational plans for new business entities.

• Interact with prospective clients, vendors, business partners.

• Lead RVPs in implementing effective sales, marketing, and occupancy strategies.

• Conduct market analysis and respond to changing market conditions.

• Manage key performance indicators like Net Collected Rent (NCR), Net Operating Income (NOI), and occupancy rates.

• Provide guidance on vendor selection and expense management.

• Performs all other duties as assigned.

SPECIFIC EDUCATION OR EXPERIENCE:

• Minimum of 5 to 10 years multifamily, multi-location property management experience. CPM preferred.

• Bachelor's degree in a field such as real estate, management, finance human services, or a related field or 10 years of multi-location management experience

• Demonstrated track record of successfully leading high visibility and/or performance challenged properties

• Adapts well to changing priorities and circumstance.

• Working knowledge of local and federals laws including Fair Housing and Landlord Tenant Laws

• Strong interpersonal skills with the ability to influence /coach

• Successful team leader and team builder

• Previous experience leading a team to meet success through positive motivation, goal setting, and accountability.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

• Frequently sit, stand and walk.

• Regularly required to talk or hear.

• Frequently required to use hands or fingers to handle or feel objects, tools or controls.

• Occasionally required to climb or balance, stoop, kneel, crouch or crawl.

• Occasionally lift and/or move up to 25 pounds.

• Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.

• The noise level in the work environment is usually moderate.

• Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.

TRAVEL REQUIREMENTS:

• Travel up to 25% of the time.
