Boulo is recruiting for a Construction Project Manager with both residential and commercial experience in an upscale market for our client, a leader in the Chattanooga residential and commercial construction market. Our client focuses on large, complex renovations and custom new construction. Their signature craftsmanship is anchored by an in-house team of craftspeople excelling in construction management, woodworking, and carpentry.

The Project Manager will actively participate in the success of larger and more complex residential as well as commercial construction projects. They are in place to guide their assigned projects through the construction process, with the goal of completing projects on time and within budget, and to high standards of quality. They also work to maintain a motivated and productive crew. As the primary contact for clients, architects, designers, and the trades, Project Managers will aim to develop and maintain the important relationships that are key to preserving and improving the reputation of our client, and to ensuring the continued success of the company.

The Project Manager will manage the day to day field operations and field crew of assigned projects. They are responsible for the production aspects of the work, and are accountable for delivering quality work that is consistent with the standards, codes, and the client agreement. The Project Manager is also responsible for completing the jobs according to the contract completion dates and budgets, and maintaining a safe and efficient workplace. 

Project Manager Minimum Qualifications:

  • 7 to 10 years experience in residential construction with preferred 3 years in commercial construction and minimum 5 years experience in supervisory role
  • A demonstrated understanding of construction best practice methods and codes
  • Strong communication skills, both spoken and written and proficient with current technology; ie smart phones, computers, email, Word, Excel, etc.

Responsibilities of the Project Manager:

  • Scheduling – formulating and maintaining the project schedule is key to staying organized and on track.
  • Reviewing project plans and understanding the work scope, contract budget and work description.
  • Creating and maintaining short-interval and look-ahead schedules that make sure upcoming events are communicated, tracked and are being proactively managed.
  • Managing and coordinating the day to day field work to ensure it is constructed in an orderly and deliberate manner consistent with the client agreement, within the budget, and compliant with governing codes and ordinances.
  • Interacting daily with foremen, leads, and/or crew to ensure best practice work methods, safety, and productivity and verify all work is performed to standards.
  • Managing and looking ahead no less than three weeks to proactively identify issues that could lead to problems or delays and actively facilitate solutions to these issues.
  • Obtaining all inspections and ensuring the quality of work is maintained and all work described in the contractual work scope is completed.
  • Attending all meetings as required for the successful completion of the assigned projects and maintaining daily paperwork and correspondence.
  • Be consistently mindful of the budget and job costs while remaining fair to vendors, subcontractors, suppliers, clients and the company.
  • Identifying, communicating, and coordinating all change orders and reviewing pricing with the Operations Manager before submittal to the client.
  • Strong understanding of means, methods, and codes related to residential remodeling and construction.
  • Working to meet or beat schedules, and aim for zero-item punchlists.
  • Maintaining a clean and safe jobsite and coordinating with the Safety Manager.
  • Communicating scheduling, quality standards, work scope, and budgets with trade contractors.
  • Communicating with clients at least once a week and communicating clearly with the lead carpenter what their duties are, and be sure that they are being executed.
  • Interacting directly with architects and designers, to ensure that client expectations are clear across all parties.
