IN-OFFICE | FULL-TIME 

Boulo Solutions is partnering with a Commercial Real Estate firm in Birmingham, AL looking to hire a Leasing Associate to join their team. Reporting to the Director of Leasing, the Leasing Associate assists with daily activities of the leasing department and leasing strategy in accordance with organization policies and procedures to ensure maximum occupancy within the SW Management portfolio.

Salary: $60-65k including bonus
Hours: 8-5

Essential Responsibilities include, but are not limited to:

· Support the Director of Leasing with the overall leasing function for the  Management portfolio – answering inquiries, drafting and scheduling email marketing blasts, oversee signage installation, host events, show spaces, negotiating LOIs, and conducting lease analysis.

· Proactively market available spaces by leveraging local broker network and “cold calling” prospective tenants.

· Collect relevant documentation and conduct tenant credit underwriting.

· Gather and review monthly leasing activity reports from third party brokers and confirm third party listings are up to date on all applicable marketing platforms.

· Negotiate new leases, renewals, assignments, and amendments while also coordinating with tenant representative brokers and legal counsel as necessary.

· Assist with the development of detailed Market Lease Assumptions for the  management portfolio through market research and analysis.

· Assist with the development of detailed marketing plans in accordance with each property’s business plan and adjusting as needed.

· Create and maintain leasing status reports, including monthly leasing status and “pipeline” reports to Asset Managers and 3rd Party Owners.

· Generate competitive market reports including: status of existing and planned developments; tenant activity, including new market entry for prospective retailers; market rents and inducement costs such as tenant allowances; and other relevant information as required.

· Participate in select national and regional trade shows; network with brokers and retailers independently and at shows.

· Join and actively participate in relevant professional networking organizations.

· Remain current on retail, market, and consumer trends by reading, analyzing, and interpreting periodicals and professional journals.

· Effectively present information and timely respond to inquiries from management, coworkers, tenants and 3rd Party Owners.

· Build and maintain strong relationships with 3rd Party Owners.

· Assist in overall business development of the firm.

· Oversee and maintain a database of potential tenants and tenant rep brokers in the

markets firm operates in.

· Draft and update Lease Abstracts immediately following execution of Lease documents including by not limited to- new leases, lease amendments, lease assignments, etc.

· Onboard new leases and lease amendment checklists.

· Closeout commissions and billing for closed deals in a timely fashion.

· Assist with other projects as directed by the Director of Leasing.

PREFERRED QUALIFICATIONS

  • Bachelor’s degree in management or related discipline is preferred
  • 3 years experience in commercial real estate
  • Ability to comprehend, analyze, and interpret real estate terms, principals, and documents
  • High degree of initiative, self-direction, and attention to detail
  • Excellent written and oral communication skills
  • Strong organizational and analytical skills
  • Must be proactive, responsive and resourceful
  • Ability to multi-task and work well under pressure required
  • Demonstrated knowledge of Microsoft Office 365
