PART-TIME | HYBRID 

Boulo Solutions is partnering with a local commercial real estate firm in Birmingham, AL looking to hire a Maintenance Technician to help manage their 50 properties (smaller scale entities). If you are looking for flexibility in your work schedule, are a self-starter and want to work with great clients, this could be a fit for you! 

Hours: 25-30 hours per week (hopeful availability to grow to full time as new properties are are obtained over the next year) 
Hourly rate: $30/hour

Reporting to the Director of Property Management, the Maintenance Technician will be responsible for helping carrying out the facility and maintenance related items of the Property Management Department, specifically, installing, troubleshooting, repairing and maintaining facility equipment according to safety, predictive and preventative maintenance systems and processes to support the managed real estate portfolio of the firm. The Maintenance Technician should assist the Property Management staff in performing its duties to oversee the entire well-being of each property that is managed.

Essential Responsibilities include, but are not limited to:

• Work Order / Tenant Requests – Respond to and evaluate work requests from Tenants, fix the problem or notify Property Manager if an outside vendor is required

• Update work orders with vital information once completed

• Purchase materials necessary to complete jobs. Any expenditure over $500 must be approved in accordance with company policy

• Create work orders as deemed necessary as they are on-site fulfilling their daily tasks

• Coordinate with Vendors as requested by Property Manager

• Meet and great tenants in a professional and courteous manner

• Always maintain a professional appearance

• Follow-up with Tenants after completion of work order requests

• Purchase small tools as necessary, with the approval of Property Manager

• On Call – answer phone and respond to requests during nights and weekends as

assigned

• Turn in expense report and hours as needed

• Regularly inspect and evaluate all building equipment, systems, roofs, and grounds to ensure the appearance and operation of the properties meet company standards.

• Understand property details – placement of meters, electrical rooms, etc.

• Read utility meters as requested

• Maintain small tool inventory

• Perform preventative maintenance on items as directed

• Inspect roof, mechanical, plumbing and electrical systems and perform Recurring Work

Orders in coordination with Property Manager

• Notify Property Manager of any requested or required Capital Expense or upgrade recommendations

• Monitor and adjust HVAC controls as directed

• Provide access for Vendors on a limited basis as directed
